The 500,000 square foot Broadway Department Store in Downtown Los Angeles was constructed in 1914. It has classically detailed white terra cotta street elevations with Chicago Style windows and a large sheet metal projecting cornice. The State of California purchased this National and State-Registered Historic Resource to house more than a dozen state agencies.   John Ash Group served as the historic preservation architect on the design-build team. Our work included the survey of historic elements, drawings and specifications for repair and rehabilitation, consultation with the State Office of Historic Preservation, and construction phase services. The greatest preservation effort was on the full restoration of the building's historically significant exterior.   The original storefront had been altered and was documented and restored to retain its historic character. All interior partitions had been demolished when a previous speculative project went bankrupt, requiring John Ash Group to design new cores and building systems as well as tenant improvements.
